The Super

Then the residents start disappearing. One of the building's maintenance men looks and acts wrong enough to set your teeth on edge, and Phil's old detective instincts won't let it go. Val Kilmer turns up in an unusually quiet, unsettling supporting role. This one trades jump-scare overload for the dread of endless corridors and locked basement rooms — a decent pick if you like your urban horror claustrophobic and slow-burning.
